According to research by HomeLight, the best months to sell a home are March, April, and May. Typically, this is when homes sell quickly for top dollar. This is great information, unless you need to sell during the other nine months of the year.
Sometimes, it’s not possible to wait to sell until those high-ticket months roll around. Sometimes, life just throws you an unexpected curveball and it’s necessary to sell quickly. Sometimes, you just want to move on ASAP.
Does that mean you just have to settle for a lower selling price? Does it mean that your house is going to be on the market for three or more months?
At Mitten Made Properties, we’ve worked with countless homeowners who needed to sell quickly during the “off-season.” We made them a fair cash offer, helped them close in as little as two weeks, and paid all closing costs. (Give us a call at 248-883-3340 to find out how we do it!)
Working with a professional homebuyer like us is definitely a solution, and we’d be happy to work with you. But, if you opt for the traditional route, selling through the MLS with a real estate agent, here are a few recommendations.
Stage Your Home
During a showing, potential buyers bring their own hopes and dreams into your home. It is much easier for them to envision living there if your personal belongings are not visible. At a minimum, staging includes depersonalizing, cleaning (we’re talking spotless), giving it a warm and inviting smell (think freshly baked cookies) and letting in natural light (and air if the weather cooperates). You can take it a step further with warm neutral paint, furniture, fresh flowers, or even bring in a professional home stager to make your home more enticing. Staged homes sell faster and for more money than un-staged homes, so definitely plan to do this if you’re selling during the “off season.”
Get Professional Photos
Professional photos help draw attention to a listing. If the selling agent isn’t already planning to do this, it’s worth pressing the issue, or considering making the investment, even if it’s an additional cost. You want to show off as much of the home as possible, in the most flattering way. Just like people, houses have a good side! A professional real estate photographer will know exactly what to do to showcase your home’s assets.
Hold Open Houses
Open houses are a great way to generate attention around your home. And the more open houses the agent holds, the faster the home will sell!
