When you’re selling your Michigan home yourself – without a real estate agent – you definitely save money, but you also become fully responsible for marketing your home, showing your home, and finalizing the sale of your home.
While all three of those tasks have challenges for homeowners who opt to go the “For Sale By Owner” (FSBO) route, we wanted to take a moment to talk about showing your home, which is a critical part of enticing potential buyers to make an offer.
Mitten Made Properties has years of experience in the Metro Detroit real estate market, and we are always happy to share advice with buyers and sellers in the area.
So listen up, FSBO sellers! Here are some tips for successfully showing your home to potential buyers.
Depersonalize & Declutter
When buyers come to see your home, they will naturally try to see themselves living in it. And if the home is cluttered or filled with your personal belongings, that can make it a little hard for the buyer to daydream. So depersonalize and declutter the home before showing it! It might feel sad to stack up all your family photos in a closet for the showing, but it can really make a difference in buyer appeal. Swap your U-M or MSU flag for something less polarizing, and get rid of that pile of mail and bills on the kitchen table while you’re at it! ☺
Remember Curb Appeal
It really is true: First impressions are important. And the first time buyers are going to see your property is from the curb as they pull up to your home and walk to the front door. Is the lawn trimmed? Is the exterior clean and uncluttered? Make sure the sidewalk is free of snow or other debris, move any toys and pet supplies to the garage, wrap your garden hose neatly, and so on. It doesn’t take much time to tidy up the outside of your home, and it is critical to that first impression!
Take Your Time
When showing your home, there’s no need to be in a hurry. Take your time and go at the buyer’s pace. Answer their questions, offer them some iced tea or coffee, and allow them to peruse. Be friendly and welcoming without oversharing or appearing nosy, and buyers are more likely to have a good feeling about your home.
Give the Buyers Space
Being right next to the buyers during the entire showing can make it pretty uncomfortable for them to discuss your property. So be sure to give them space to wander alone without hovering. It’s good form to excuse yourself for a few minutes in the middle of the showing to attend to something else so that the buyers can talk about the home without you being right there. They will definitely appreciate this!
Hope that helps!
